THE ROLE This is a high-impact commercial role supporting the delivery of major development projects. As the Commercial Manager, you'll lead the contractual and commercial management of D&C projects, working closely with Senior Leadership, Development and Legal teams, as well as Tier 1 contractors and delivery partners. You’ll play a key role in ensuring projects are delivered under strong contractual frameworks while protecting commercial outcomes. RESPONSIBILITIES Lead contract strategy, procurement and negotiation of major D&C contracts Provide commercial oversight across projects, including cost, risk and claims Review and negotiate variations, payment claims and contractor submissions Drive strong contract administration and governance across the lifecycle Identify and manage contractual risks, supporting dispute resolution where required Partner with Development, Legal and external contractors to deliver outcomes Contribute to improving contract frameworks and commercial processes QUALIFICATIONS 10+ years’ experience in commercial, contracts or QS roles Strong experience across D&C contracts on large‑scale developments Background in property development, construction or Tier 1 contracting Proven ability to negotiate and manage complex construction contracts Strong commercial acumen with a pragmatic, outcome-focused approach Excellent stakeholder management across internal and external teams Relevant degree in Construction, Engineering, QS, Law or similar BENEFITS Be part of a purpose-led organisation shaping how Australians live Exposure to a large, diversified living platform with real scale and complexity Strong focus on wellbeing, growth, and inclusive culture Competitive rewards, recognition programs, and lifestyle benefits EEO STATEMENT At The Living Company, we honour and welcome the rich heritage and contributions of First Nations and Indigenous peoples.
