Job Overview Reporting to the Head of Asset Management, this role provides assistance on the management of a portfolio of multiple asset classes in Australia on behalf of various Keppel vehicles and mandate clients. The role focuses on establishing and implementing detailed business plans, budgets and asset‑management strategies to meet performance objectives and maximise returns for investors. The role requires frequent communication and collaboration with team members in Australia and Singapore to ensure decisions are consistent with the overall investment and business strategy. It also involves understanding reporting requirements, managing stakeholders and preparing, reviewing and finalising reports to meet deadlines. Key Responsibilities Develop and implement asset plans and strategy, including ongoing development and periodic updates of strategic asset plans. Formulate and execute Asset Enhancement Initiatives (AEI) to maximise returns. Collaborate with third‑party asset managers, property managers, investment team and internal stakeholders to formulate business plans for each asset. Manage and oversee risk and governance across Keppel funds. Contribute to overall strategy through research, market intelligence, competitive and regulatory landscape analysis. Oversee local third‑party asset managers, property managers, leasing agents and project managers; work together to achieve asset goals and objectives. Develop strategic tenancy relationships, monitor tenancy performance and occupier trends, identify opportunities to capitalise on high‑performance sectors. Resolve on‑the‑ground issues proactively. Prepare monthly, quarterly and annual portfolio and fund reporting; monitor asset performance, evaluate variance analysis, provide recommendations to close gaps, compute asset returns and undertake benchmarking. Provide inputs to project cash flow models, life‑of‑fund models and coordinate with investment team, portfolio reporting team and Finance team; perform hold/sell analyses and provide recommendations. Arrange, conduct and review regular valuations per fund’s valuation policy (Excel and valuation modelling skills required). Improve sustainability performance of portfolio; assist with GRESB and other ESG submissions. Support investment due diligence, including financial assumptions for potential acquisitions, post‑acquisition integration plans and long‑term asset‑management planning (including exit options). Assist with dispositions, preparing materials and data rooms. Assist with capital partnership activities including investor requests, property tours and investor presentations. Job Requirements Proven track record in asset management for institutional firms and/or funds. Strong project management and communication skills with a positive attitude. 5–10 years of relevant experience and ability to travel.
