The Senior Manager – Legal & Compliance is responsible for overseeing all legal affairs and regulatory compliance of the organization, ensuring adherence to applicable laws, RERA regulations, contract management, litigation handling, and risk mitigation strategies. The role plays a pivotal function in guiding legal decisions for land acquisition, project approvals, vendor contracts, and corporate governance. The position also involves driving legal digitalization and ensuring seamless integration of compliance activities with ERP systems. Key Responsibilities 1. Legal Advisory & Risk Mitigation Provide legal counsel on business operations, project development, contracts, and land matters. Identify legal risks and develop mitigation strategies to safeguard the company’s interests. Monitor changes in real estate laws and proactively update internal stakeholders. 2. Contract Management Draft, review, and negotiate a wide range of contracts – JV, land purchase, vendor, lease, MoUs, NDAs, etc. Maintain centralized contract records and ensure standardization across departments. Ensure legal validity, commercial viability, and enforceability of all agreements. 3. Regulatory Compliance Ensure compliance with RERA, company law, land acquisition acts, environmental laws, labour codes, and applicable local regulations. Maintain and update compliance checklists, trackers, and dashboards. Coordinate with internal teams and external consultants for timely compliance filings. 4. Litigation Management Manage ongoing legal cases including consumer complaints, civil litigation, arbitration, and criminal proceedings. Liaise with external legal counsel and prepare case briefs, affidavits, and legal notices. Represent the company in legal forums, hearings, and regulatory meetings when required. 5. Land & Property Due Diligence Conduct title verification, legal scrutiny, and risk assessment for land acquisition or joint development. Review all property-related documents such as sale deeds, development agreements, and registration papers. Coordinate with government authorities and legal consultants for clearances and approvals. 6. ERP Compliance Integration Implement legal & compliance processes within ERP systems. Collaborate with the IT/ERP team for documentation digitization, legal workflow automation, and real-time compliance tracking. Ensure legal modules in ERP are updated with relevant regulatory changes and reporting tools. 7. Governance & Policy Development Develop internal legal policies, SOPs, and corporate governance frameworks. Conduct periodic legal audits and internal compliance reviews. Educate teams on regulatory requirements and conduct training on legal best practices. 8. Licensing & Approvals Coordinate for timely approvals from statutory bodies like municipal corporations, planning authorities, RERA, SEIAA, etc. Ensure project compliance from land acquisition to completion stage. Prepare legal MIS, compliance dashboards, risk reports, and board-level summaries. Maintain a record of legal costs, case updates, and compliance statuses. Technical Skills Strong knowledge of real estate laws, RERA, land laws, company law, contract law, and litigation procedures. Proficiency in legal documentation, due diligence, ERP-based compliance modules, and digital record management. Familiarity with property documentation, title search, and government liaison. Qualifications & Experience Education: LLB (mandatory), LLM (preferred). Experience: Minimum 12 years of legal experience, with at least 2 years working in ERP-integrated environments; real estate industry experience is a must.
