What you’ll do As Manager, Minor Works, you’ll lead the delivery of small to medium-scale property works that enhance the condition, safety and functionality of community housing homes. You’ll oversee planned maintenance and the full minor works process, from inspections, scoping and cost estimates through to contractor coordination, quality assurance, defect management and final documentation. Whether supporting timely vacancy completion, coordinating modifications or addressing property risks, you’ll minimise disruption while keeping tenants informed. You’ll lead and support your team to deliver respectful, compliant, tenant-centred services, while strengthening systems, documentation and planning to guide decisions on budgets, assets, risks and future works. You’ll be trusted to make a valuable impact by: Developing minor works processes and managing the 10-year rolling maintenance plan. Leading vacancy completion, property inspections and planned upgrade programs across the portfolio. Managing contractor performance, procurement documentation, tenant-safe practices and quality standards. Scoping minor works, preparing cost estimates and assessing feasibility within funding requirements. Managing WHS, risk assessments, building standards and audit-ready compliance records. Preparing reports, updating asset registers and documenting learnings to improve future delivery. What you’ll bring To thrive in this role, you will have: A relevant trade or project management qualification, and/or a building/construction background. Experience in residential maintenance, community housing, social housing or similar property services. Ability to manage budgets, monitor expenditure and make decisions that support value-for-money outcomes. Knowledge of WHS, building codes, housing regulations, property standards and risk management. Strong leadership, contractor management and stakeholder engagement skills. We would also love you to have: Experience managing vacancy turnarounds, upgrades, refurbishments or property modification programs. Knowledge of asset lifecycle planning, rolling maintenance plans or planned works programs. Experience working with vulnerable tenants, support services, NDIS providers or local councils.
