An experienced Pre-Construction Lead is required to manage projects from early concept through to contract award within a commercial interiors / fit-out environment. This role bridges design, commercial, and delivery , ensuring projects are commercially viable, buildable, and accurately defined before they reach site. You will take ownership of pre-construction strategy, cost planning, procurement, and risk management, ensuring a smooth and controlled handover into delivery teams. Key Responsibilities Project Strategy & Early Stage Planning Work with project and design teams to define pre-construction strategy, scope, programme, and budget Support feasibility reviews, risk assessments, and go/no-go decisions Coordinate internal stakeholders to develop clear project briefs and pre-contract deliverables Review drawings/specifications to identify buildability issues and coordination risks Support value engineering and design development to align cost, programme, and procurement Maintain alignment between design progression, budget updates, and client expectations Cost Planning & Commercial Control Develop and manage concept through to detailed cost plans Track budget movement, contingency, and commercial risk throughout design stages Prepare clear commercial handover documentation for delivery teams Procurement & Supply Chain Lead subcontractor tendering, ensuring complete scope coverage and pricing accuracy Analyse returns and support negotiation of commercial outcomes Maintain strong relationships with key supply chain partners Develop pre-construction programmes covering design, procurement, and approvals Integrate logistics, sequencing, and lead times into planning Identify and mitigate risks impacting delivery start dates Contracts & Commercial Risk Review and interpret contract terms (JCT / NEC / bespoke forms) Identify commercial risks and support mitigation strategies Align subcontractor scopes with main contract requirements Client Engagement Prepare and present proposals covering design, cost, and programme Attend client meetings and provide clear commercial and technical input Maintain strong client relationships through clear and consistent communication Work closely with design, commercial, and delivery teams Contribute to post-project reviews and process improvements Support mentoring of junior team members where required Success Measures Clear scope definition and accurate cost planning from early stages Strong alignment between design, commercial, and delivery teams Smooth and complete commercial handovers Effective risk identification and mitigation Strong subcontractor engagement and pricing certainty High client satisfaction and confidence Experience Required 5–7+ years in pre-construction, estimating, or commercial roles in construction / fit-out Strong understanding of design development, procurement, and construction sequencing Experience developing early-stage budgets and cost plans Working knowledge of JCT / NEC contracts Strong client-facing and presentation skills Ability to manage multiple stakeholders in fast-paced environments Proficiency in Microsoft Project and construction management systems (Vista desirable) Degree in Construction Management, Quantity Surveying, or similar (preferred) #J-18808-Ljbffr
